PUTNAM — The town’s former library Feb. 16 was sold to an investment fund company from Worcester for $450,000.
The original list price by CR Premier Properties was $599,000. It was on the market for 123 days at a lower price. CR is also the town’s agent for the sale of the old town hall which is under deposit again.
The quit claim deed filed Feb. 16 describes the sale to Baystate Investment Fund, LLC, a Delaware limited liability company having an address of One Kelley Square, Worcester, Mass.
Use as an office is compatible with the zoning there and it will now go on the tax rolls.
The sale covers two parcels associated with the former public library.
According to Dun & Bradstreet, Baystate Investment Fund, LLC, is part of the Offices of Real Estate Agents and Brokers Industry. Baystate Investment Fund, LLC has 20 total employees across all of its locations and generates $1.17 million in sales. It’s listed under the following industries: Offices of Real Estate Agents and Brokers, Real Estate, Real Estate and Rental and Leasing, and Real Estate leasing and rentals.
According to the commonwealth of Massachusetts, the Kelley Square office is listed as a branch that was incorporated in December 2012. It lists itself as an investment advisory service: security brokers, dealers & flotation companies.
The president of the company is Edward Murphy. According to LinkedIn, he has been president of Baystate since January 2015 until now; business owner of 7 Hills Property Management from July 2008 until now (“Central Mass. leading property management company from single family to multi-unit apartments”); owner of weRENTcentralmass from July 2008 until now (“#1 apartment rental company in Central Mass.”); and co-founder of Stage One Investors LLC from May 2012 through now.
In recent news articles, Baystate Investment Fund LLC figures prominently in the Water Street, Kelley Square area of Worcester and is sensitive to history, working hard to preserve historical gems. The company has also purchased multi-families in Northbridge, Southbridge and Webster, various buildings in the Kelley Square area, commercial buildings in Uxbridge, Mass., and, as part of a trio of investors, in the Worcester Canal District with lots near the Polar Park stadium.
